Our recent delivery of a high-security storage and operational facility in Rugby required many of the same disciplines familiar to the data centre sector – from tightly controlled internal environments and integrated MEP systems to insurer-driven requirements and complex stakeholder coordination. 

Delivering technically complex operational environments is rarely straightforward, particularly when facilities must protect irreplaceable assets, meet enhanced insurer requirements and be delivered to fixed operational deadlines. 

Lysander is pleased to have delivered an advanced high-security storage and operational facility at Unit 2, Rugby, acting as Project Manager, Construction Manager and Cost Manager throughout the project lifecycle. 

What makes projects like this successful is often the work completed long before construction begins. 

This project involved more than five years of planning, feasibility studies, specialist system investigations and procurement strategy development before works commenced on site. Multiple building solutions and storage methodologies were explored to ensure the final facility achieved the operational, environmental, security  

Key Elements Included: 

• Delivery of a controlled automated storage and retrieval environment 
• Integration of specialist sprinkler, fire detection and suppression systems aligned with enhanced insurer requirements 
• Coordination of integrated HVAC, M&E and data infrastructure 
• Creation of bespoke operational, workspace and innovation areas 
• Strategic procurement and coordination of highly controlled storage systems and delivery partners 

One of the project’s biggest challenges was maintaining a fixed completion deadline, with the client already committed to exiting their previous facility, while project requirements continued to evolve in both scale and specification throughout delivery. 

Lysander’s experience delivering mission-critical operational environments, combined with established supply chain relationships and technical expertise across environmental control, fire protection and specialist infrastructure, helped the team successfully navigate these challenges while maintaining programme certainty. 

The result is a technically sophisticated facility designed to support the client’s long-term resilience, security and future growth. 

While this project sits outside the data centre sector, the principles remain the same: early planning, integrated delivery and a relentless focus on operational performance.
