Real estate investment firm Kennedy Wilson has secured planning permission to deliver a 540,000 sq ft data centre in west London.

Outline planning permission was granted by Hounslow Council earlier this month for the demolition of the building on Haslemere Heathrow Estate and the development of the data centre including ancillary offices, internal plant and substation.

The development is the latest west London data scheme to get the green light.

Ealing Council recently approved CyrusOne’s £1.4bn data centre on the old Honey Monster factory site. The 560,000 sq ft data centre will be close to the site where four other data centre units were approved for the Southall Industrial Estate on Trident Way in November last year.

According to Savills, London currently accounts for 1,637MW (91%) of the UK’s total live capacity of 1,803MW, up from 81% in 2016.

In 2025, 231MW of IT capacity was delivered in the UK after 191MW was delivered in 2024, two record annual highs. That step-change has not yet been repeated in 2026, with 48MW delivered in Q1. Of the 242MW currently under construction across the UK, around 66MW is scheduled to complete between Q2 and Q4 2026, Savills research shows.

Earlier this year, Kennedy Wilson and joint venture (JV) partner Canada Pension Plan (CPP) Investment Board committed £300m into the UK single-family rental housing market.
